What if we raised the contribution 1% a year instead of 3%?
The fund runs short in 2038, four years sooner than at 3%. Keeping it whole from today would take $53 more per unit, each month.

Forward the mail you already get. Your Asset Register stays current.
Invoices sit in the treasurer’s email, quotes get forwarded between board members, warranties end up in someone’s Downloads folder. None of it reaches the plan. Give your association one Commonhold address, and forward to it or copy it on vendor mail.
Every attachment is read. The amount, vendor, date and reference come off the document. Nobody types figures in.
Filing takes one click. Each item shows where it belongs. An invoice can be split across components, as a repair or a replacement.
Corrections are proposed, never made for you. If an invoice shows the pumps were replaced, a person confirms the change, with the invoice as its proof.
It adds up. Plan vs actual each year, everything since the last study, and an update packet for your reserve professional.
With Answers
Each email gets a one-line summary and a suggested place to file it, with the reason. Ask “what have we spent on the pond since 2024?” and get the answer from what’s filed. The AI never writes a number: every figure comes from the document, and a person files.
